Rountree Is a thriving neighborhood of historic charm and diversity, conveniently located on the heart of our center city. Rountree is the quintessential front porch neighborhood with a variety of families both young and old. In Rountree, you’re just a quick bike ride away from professional baseball, performing arts, and a host of unique restaurants and other offerings unmatched in the city. The Rountree neighborhood consists of more than 1000 households bordered by Glenstone Ave. (East), Catalpa Street (South), National Ave. (West) and Cherry St. (North). At the heart of the neighborhood is Rountree Elementary, which opened in 1917, and is today the site of a unique International Baccalaureate Primary Years Program. We are among only three neighborhoods in Springfield with an Urban Conservation District. There is something for everyone in Rountree.
The Rountree neighborhood is one of our oldest neighborhoods going back as far as 1884 with the development of its first sub-division (George M. Jones 1st Addition.) The Rountree Area is made up of many different subdivisions with some of the most recognizable names in all of Springfield (e.g. Pickwick Place, Meadowmere Place, Country Club District, etc.)
The Sales Numbers
The numbers here are pulled from the GSBOR MLS 1/1 – 12/31 2007 and 1/1 – 12/31 2017 within the area of National ~ Cherry ~ Glenstone ~ Catalpa.
The median prices in the neighborhood has had a few ups and downs since 2007. The lowest median price was $126,716 in 2011. The highest median price was $180,329 in 2014. The highest sold price came in 2014 with a home selling at $1,375,000.
The Numbers ~ Homes Sold Recently
The numbers here are pulled from the GSBOR MLS 1/1 – 12/31 2016 and 1/1 – 12/31 2017 within the area of National ~ Cherry ~ Glenstone ~ Catalpa. The numbers only include the houses that chose to publish their sells price in the GSBOR MLS. A couple of more homes sold in 2017 over 2016. However in 2016, 2 homes did not report their sales data and in 2017, 6 homes did not report. And of course any personal transactions are not available for use to value houses . Overall the market has been very steady with just the slightest drop in median home values comparing 2016 to 2017.
The Numbers ~ Finished Square Feet
Please remember these are averages. A house that you may be wanting to sell or buy may bring a higher or lower amount depending upon condition, location, and features. If you are from outside the area and or new to buying an older home, please understand we do not price homes in Rountree on a price per square foot bases. I know that the major real estate apps and other parts of the country focus on price per square foot, especially involving new homes. That method just does not work in Rountree.
